Seattle Housing Market: Is a Shift Finally Happening? Find Out!

Seattle's housing market is showing signs of change, with a significant increase in active listings across Washington state. According to the Northwest Multiple Listing Service (NWMLS), active listings saw the largest year-over-year increase since 2022. This boost in inventory could signal a shift towards a more balanced market, offering potential opportunities for buyers.

Inventory Surge Across Washington

All 27 counties in the NWMLS service area experienced double-digit gains in active listings, bringing the total to 19,837. This represents a 38.8% increase from June 2024 and an 8.3% increase from May 2025. Experts believe this surge in available homes indicates a re-balancing of housing market trends.

Median Home Price Still Climbing

Despite the increased inventory, the median home price in June rose slightly to $670,000, a 1.5% increase from May and 3.1% from a year ago. High-cost counties like San Juan ($1,035,000), King ($913,563), and Snohomish ($775,000) continue to lead in median prices, while Columbia, Adams, and Ferry posted the lowest median prices in the state.

Mortgage Rates and Closed Sales

Even with mortgage rates averaging 6.77%, the number of closed sales in June climbed 1% year-over-year to 6,694, also rising 3.5% month-over-month. This suggests that despite high borrowing costs, buyers are still active in the market.

Market Dynamics Vary Across Counties

Some counties, such as Adams (+55.6%), Columbia (+33.3%), and Lewis (+29.7%), saw significant spikes in closed sales. Conversely, Kitsap, Snohomish, Thurston, Pierce, King, and Skagit counties recorded the lowest months of inventory, indicating continued competition in those specific areas.
