Breckenridge Tackles Housing with Accessory Dwelling Units
Breckenridge officials are exploring innovative solutions to address the ongoing workforce housing shortage. The focus is on incorporating accessory dwelling units (ADUs) in the town’s new Runway Neighborhood. This initiative aims to provide more rental options and assist homeowners.
The Runway Neighborhood project, currently underway, has sparked discussions about the role of ADUs. While no official vote has been taken, the Town Council expressed enthusiasm for including ADU-ready infrastructure in this significant workforce housing development.
Runway Neighborhood: A Two-Phase Approach
The initial proposal outlined a two-phase project with approximately 148 units. However, due to economic uncertainties, officials opted to proceed with the first phase, comprising around 81 housing units, including around 27 single-family homes that could incorporate ADUs. The town is subsidizing this phase with approximately $34.6 million.
ADU-Ready Model: A Cost-Effective Approach?
Staff members are advocating for an “ADU-ready” model. This involves constructing shells equipped with the necessary infrastructure for ADUs, without fully completing them. This approach reduces upfront costs and allows for future expansion. A potential grant program to incentivize buyers to complete the ADUs is also being explored.
